The short answer

What building a custom home with Epex looks like

A custom home builder takes a home designed for you, by your architect or one we bring in, and builds it on your lot from foundation to final walkthrough. With Epex you get a lot review, an engineered foundation and drainage plan, a line-item budget and a dated schedule before construction starts, and one project lead from groundbreaking to move-in.

Why Epex

Custom, not catalog

Volume builders sell a set list of floor plans on lots they control. We build the home you want on the land you choose. Our founder started as an electrical engineer building oil and gas facilities, and we run every home the same way: drawings checked before anything is ordered, decisions in writing and no surprises in the budget.

  • Lot review before you commit Soils, drainage, floodplain, utilities, setbacks and deed restrictions checked before you buy or close.
  • Engineered foundation Houston clay soils move. Your foundation is designed by a structural engineer from a soil report, not copied from a template.
  • Line-item budget Every allowance and selection priced line by line, with a written list of what is not included.
  • One project lead One person runs your build and sends you a progress update every week.

Houston specifics

What is different about building a custom home in Greater Houston

Where your lot sits decides who reviews your plans. Inside Houston city limits you need a City of Houston building permit. In unincorporated Harris, Fort Bend, Montgomery or Waller County, county floodplain and development permits, MUD rules and HOA architectural review often matter more. Many lots also need elevation and drainage planning. We confirm the rules for your address before we price the home, so approvals are in the schedule from the first day.

Process

How a custom home build runs

  1. Lot and goals. We walk your lot, review the survey, soils and restrictions, and talk through size, style and budget.
  2. Design and engineering. Your architect or ours draws the home. Structural and civil engineers design the foundation, framing and drainage.
  3. Budget and schedule. You get a line-item budget, a list of exclusions and a dated schedule before you sign.
  4. Permits and build. We handle permits and approvals, then build with one project lead and weekly updates. Changes are priced and signed before the work happens.
  5. Walkthrough and closeout. We walk the finished home with you and complete the punch list before final payment.

Budget

How much does a custom home cost in Houston?

Cost depends mostly on size, finish level, foundation and site work, and the lot itself. Rather than quote a per-square-foot number that hides those variables, we price your home line by line once the drawings are far enough along. For a planning number first, try our residential construction cost calculator or read what it costs to build a house in Texas.

We build across Cypress, Houston, Katy, Tomball, Spring, The Woodlands, Conroe, Jersey Village, Hockley, Waller, Fulshear, Sugar Land, Richmond, Pearland and Humble.

FAQ

Custom home questions

Do you build on my lot?

Yes. We build custom homes on lots our clients own or are buying across Greater Houston. If you have not closed yet, we can review the lot first so you know about soils, drainage, floodplain and deed restrictions before you commit.

Can I use my own architect or house plans?

Yes. We build from your architect's plans or plans you already own, and we coordinate the structural and civil engineering. If you do not have plans yet, we can bring in an architect we work with.

How long does it take to build a custom home in Houston?

Design, engineering and permitting usually take a few months before construction starts. Construction itself commonly runs about 10 to 14 months for a typical custom home, longer for larger or more detailed homes. You get a dated schedule from us before you sign.

What is the difference between a custom home builder and a production builder?

A production builder sells a limited set of floor plans, usually on lots in its own communities. A custom home builder builds a one-off home designed for you on your land, and every plan and selection decision is yours.

Which areas do you build custom homes in?

Cypress, Houston, Katy, Tomball, Spring, The Woodlands, Conroe, Fulshear, Sugar Land, Richmond, Pearland, Humble and the rest of Harris, Fort Bend, Montgomery and Waller counties. For other Texas locations, call us to talk it through.
