Project scope and planning lessons
Gymboree Play & Music — Spring, Texas
A commercial tenant improvement for a 2,244-square-foot children's play and music facility. The signed project agreement names Epex Consulting LLC as contractor. Its scope includes play and reception areas, restrooms, interior partitions, mechanical, electrical and plumbing systems, ceilings, flooring and millwork.
Planning lesson: A franchise buildout needs a clear division between contractor work, owner-furnished equipment and separately coordinated specialty trades. Document those responsibilities before comparing proposals or planning tenant-improvement funding.

Explore franchise build-out services and the commercial buildout cost calculator. For owner-side proposal and budget review, see Epex Consulting's commercial buildout advisory.
Burgoyne — eight townhomes in Houston
The Burgoyne project management agreement covers eight townhome units at 6003–6005 Burgoyne Road in Houston. It appoints Epex Consulting LLC as project manager on behalf of the owners, working with the general contractor.
Documented scope: Schedule and budget management, construction progress and quality monitoring, material review, owner reporting, contract and change-order administration, permitting coordination and closeout review.
Planning lesson: Multiple owners sharing one construction site need a clear record of each owner's approvals, costs and payment documentation. Define reporting and draw responsibilities at the start.
Read the eight-unit townhome case study, explore owner's representation and draw administration, or discuss townhome construction.
Rubio Place / Lovedale — Dallas project documentation
The archived Rubio Place development package includes a shared-access townhome plot plan near Lovedale Avenue in Dallas, together with civil, paving, grading, drainage, water and wastewater, and landscape drawings.
Planning lesson: Review shared access, utility routes, drainage and individual lot plans together before evaluating a townhome development budget. A site plan describes proposed work; it does not establish a project's completion or financial results.

Choosing your engagement: The historic project records above identify the contracting entity and scope for those projects. For a new engagement, Epex Construction provides construction delivery and Epex Consulting provides owner-side advisory. Confirm the entity, responsibilities and any overlap in your written proposal.
